Telluride has had a beautiful run of Indian Summer but winter’s just around the corner. If you haven’t already purchased your season pass or Telluride card, the deadline for early bird pricing is Friday, Oct. 26. For details visit www.TellurideSkiResort.com/info/season-passes.aspx.
In other news October is shaping up to be one of the best months of the year for real estate sales; just last week over $15M of ranch property contracted on Wilson Mesa and two Element 52 condominiums closed for roughly $1,000/sq. ft. each. There are also currently 6 Town of Telluride homes under contract and 7 sold since 10/1/2012 (including 5 at $2M or more with one at $4M). In certain cases this is 2007 pricing. Additionally, well-priced Mountain Village homes and condominiums continue to trade as well.
In travel related news, we’re pleased to announce Allegiant Airlines has scheduled new winter service from Phoenix and the San Francisco Bay Area into the Montrose airport with flights starting December 15. As usual we’ve had a busy September and now, in just the last week, the autumn colors have really popped. On top of this the gondola’s fall operation schedule was just extended through October 28, making this a great time of year to be in Telluride and Mountain Village.
Real estate activity continues to roll along as well. According to Telluride Consulting 2012 is now 14% ahead of 2011 in terms of dollar volume of sales and 4% ahead in terms of number of sales through August 31. Currently there are 15 homes under contract in Telluride (11) and Mountain Village (4) and condominium sales in both towns are also strong with the first Elkstone 21 closed, two more under contract and two 12 Trails Edge condominiums under contract in Mountain Village alone.
Finally, after the auction of Pa Gomo in Greyhead earlier this summer, and the recent auction of two more See Forever Village condominiums, there are now two additional high-end residences on Autumn Lane in Mountain Village scheduled for auction on October 9 and Nov. 2, respectively.

It’s hard to believe we’re nearing the end of August! Monday afternoon the USA Pro Cycling Challenge rolled through town with 120 top cyclists from around the world competing. Stage 1 of the event ended with a thrilling sprint to the finish in front of the court house on main street, and coverage of the event is airing on the NBC sports channel all week (9 p.m. MDT) with the final Stage 7 conclusion in Denver on August 26.
Telluride was also one of the destinations included in Yahoo Travel’s recent piece “10 Great Places for a Last Blast of Summer” and you can expect to see more coverage of our area as the 39th Telluride Film Festival arrives in town for Labor Day weekend.
Real estate activity continues to be strong as well. The FDIC owned property we had listed at 133 S. Oak Street is officially closed and, according to Telluride Consulting, 2012 is tracking 11% ahead of 2011 in terms of dollar volume of sales and 4% ahead of 2011 in terms of number of sales through July 31.
Finally, for those of you looking ahead to winter, adult season passes are now on sale for $1,098. After October 26 the price increases to $1,950 and there is no longer a 4-pack option. For details on these and other pass offerings visit www.TellurideSkiResort.com.

Telluride is enjoying beautiful summer weather and with Bluegrass just around the corner (June 21-24), we‚re seeing more people in town and more and more real estate activity as well.
In fact, our office currently has four properties under contract and all week there has been lots of activity in the MLS with new properties coming on the market and others going under contract. The activity appears to be across the board with everything from small condos to high-end homes and ranches in play so if you‚ve had your eye on something now might be the time to give us a call.
In other community news, Telluride High School was recently ranked number 10 in Colorado in the latest US News and World Report Best High Schools Ranking. This ranking was accompanied by a Gold Medal distinction based on college readiness and this link takes you to the full report.

Spring has arrived in Telluride and with the recent time change we’re enjoying long, classic blue sky days and great spring skiing and looking forward to seeing many of our friends who visit this time of year.
As expected, the influx of visitors for the winter has also driven up real estate sales and activity. According to the Telluride Multiple Listing Service over $29.4M worth of properties sold in February 2012 (including one Mountain Village home for $12.5M). An additional 36 properties have contracted since February 1, including seven Town of Telluride homes and a number of notable condominiums priced at $1M and above.

The weather gods have been smiling on Telluride. The snow started falling in late January and our snowpack has been steadily increasing every since. Weve had 23 inches in the last seven days on top of roughly 30 inches the week before and we now have some of the best conditions in the country.
With the snow comes more great press. Telluride made National Geographics list of the Worlds 25 Best Ski Towns and Fox Travel produced a great 5-minute video on Telluride as a year-round destination in late January.
Not to be outdone, to better serve our clients we recently launched an updated website. The address remains the same www.TellurideAffiliates.com but the content, layout and organization has changed and well be using our blog more. We encourage you to take a look and let us know what you think good, bad and otherwise.
Real Estate sales have also picked up with over $23.6M closed YTD in the MLS, including a $6.5M home in Mountain Village and some notable luxury condominiums. Weve also just listed another FDIC-owned property on South Townsend in Montrose and expect to have pricing on the South Oak Street property any day now.

Last weekend brought some much needed snow to the mountain with the ski company reporting over 10 inches in 48 hours and more forecast for later this week.
In real estate news, according to Telluride Consulting, San Miguel County ended 2011 with 383 sales, totaling $247.4M. While this represents an increase in number of transactions over the past three years, dollar volume actually decreased. That said, at the end of the year there were two notable properties that contracted, a $15M home in Mountain Village and a large ranch property on Wilson Mesa listed at $18.8M. Neither has yet closed but there are some who believe that the market will pick up in 2012.
Weve also seen Telluride in a number of national news outlets with Telluride ranked No. 3 on Forbes list of Top 5 Ski Resorts in December, named one of the Top 10 A-List destinations in the world by Lonely Planet and listed as one of the top 10 Resorts in the 2012 Ski Magazine Rankings.

December 2011 — Season’s Greetings!
With some new snow overnight, the Telluride Ski Resort is opening more terrain today (Lift 12 and most of the runs on Lift 6) and today is the first day of the 2011 Snowboardcross World Cup. The races run through Saturday providing plenty of on-mountain excitement, and for those who can’t watch the competition live, NBC will air the event on December 31 at 3 pm MST/5 pm EST.
This year’s SKI Magazine Reader’s Poll results are also out. Telluride is ranked 10th overall and has been named the #1 most charming ski resort. If you haven’t experienced our area for yourself recently, we encourage you to plan a trip.

Thanksgiving Week
The Ski Resort opens today, November 23, with Donation Day and all lift ticket proceeds benefit the Telluride Ski & Snowboard Club. The weather should be beautiful and Real Estate Affiliates very own Jim Lucarelli is the incoming President of the Club so look for him out on the slopes handing out coffee and donuts to the early birds and be sure to come out and support the kids! The ski company reports there will be skiing off of Lift 4 on Misty Maiden, Village Bypass and Lower Boomerang. Tomorrow, Thanksgiving Day, is the official opening. With the next good storm we expect to see more of the mountain open and we anticipate additional winter weather shortly.

It’s been a great month to be in Telluride. We’ve had one good snow and then a spectacular Indian Summer which is forecast to last for at least another week.
With all the warm weather and sunshine it’s hard to believe winter is just around the corner, but it will be here before we know it, and the ski resort is currently holding its annual season pass sale (ends October 28).
