February 2012

02/15/12

The weather gods have been smiling on Telluride. The snow started falling in late January and our snowpack has been steadily increasing every since. Weve had 23 inches in the last seven days on top of roughly 30 inches the week before and we now have some of the best conditions in the country.

With the snow comes more great press. Telluride made National Geographics list of the Worlds 25 Best Ski Towns and Fox Travel produced a great 5-minute video on Telluride as a year-round destination in late January.

Not to be outdone, to better serve our clients we recently launched an updated website. The address remains the same www.TellurideAffiliates.com but the content, layout and organization has changed and well be using our blog more. We encourage you to take a look and let us know what you think good, bad and otherwise.

Real Estate sales have also picked up with over $23.6M closed YTD in the MLS, including a $6.5M home in Mountain Village and some notable luxury condominiums. Weve also just listed another FDIC-owned property on South Townsend in Montrose and expect to have pricing on the South Oak Street property any day now.

As always, please feel free to stop by the office or contact us online or at 970-728-0213 with any questions.

Telluride Middle School Receives Academic Recognition

02/14/12

On February 7, Steve Smith, Principal of the Telluride Intermediate/Middle School announced that Telluride Middle School has been recognized for academic excellence by the Governor’s office.

“Once again, the Governor’s office has recognized TMS’ continual trajectory of student achievement and growth. While this award cites the Telluride Middle School, it really is a result of K-8 teachers’ caring, instruction, program development, support mechanisms like IMAP, and the parental and community connections we have in place. This team approach helps us all keep our collective  “eye on the prize” and keeps our kids achieving at high levels.”

Congratulations to all!

On Monday, Aug. 20, a pack of some of the world’s most elite cyclists will race up the Spur and into Telluride, where they will loop through town before turning westward down Colorado Avenue for a push to the finish line at the San Miguel County Courthouse.

Awards will follow, then festivities. There will be podiums and tents, stages and news vans. The town will teem with media and spectators and the entourages of Tour De France-caliber racers. Telluride will be in the national sports spotlight.

This is the vision for stage one of the USA Pro Cycling Challenge, the epic seven-day stage race that will see cyclists pedaling across some of Colorado’s most beautiful stretches. The race, which is heading into its second year, begins with a stage from Durango to Telluride.

In 2007, the town of Telluride began a master plan for the Lift 7 subarea — a quiet and relatively undeveloped neighborhood in west Telluride around the base of the aging Lift 7.

The idea behind it, according to town officials, was to draft a cohesive vision for one of the town’s last developable neighborhoods that could bring benefits like affordable housing, parking, childcare, a new lift and lodging.

The New Community Coalition’s monthly Green Business Roundtable series will return to the Telluride region with a special two-day event this week to talk about building community self-reliance.

In partnership with the Wilkinson Public Library and funded in part by the American Library Association and the Fetzer Institute, this week’s roundtable events will feature Michael Brownlee of Transition Colorado and Woody Tasch of the Slow Money Alliance.

A community roundtable, entitled “Transition to a Slower Future: How Community Resilience and Slow Money could Lead to Less Work and More Fun,” will focus on ideas and tools to build and enhance self-reliance and community resilience in innovative and productive ways. It will begin at 5:30 p.m. on Thursday with a potluck style dinner and presentation at the Wilkinson Public Library. The second event — the monthly Green Business Roundtable — will occur at the library at 8:30 a.m. on Friday.

January 2012

01/19/12

Last weekend brought some much needed snow to the mountain with the ski company reporting over 10 inches in 48 hours and more forecast for later this week.

In real estate news, according to Telluride Consulting, San Miguel County ended 2011 with 383 sales, totaling $247.4M. While this represents an increase in number of transactions over the past three years, dollar volume actually decreased. That said, at the end of the year there were two notable properties that contracted, a $15M home in Mountain Village and a large ranch property on Wilson Mesa listed at $18.8M. Neither has yet closed but there are some who believe that the market will pick up in 2012.

Weve also seen Telluride in a number of national news outlets with Telluride ranked No. 3 on Forbes list of Top 5 Ski Resorts in December, named one of the Top 10 A-List destinations in the world by Lonely Planet and listed as one of the top 10 Resorts in the 2012 Ski Magazine Rankings.

Signs of Economic Hope as 2011 Draws to a Close

12/29/11

by Seth Cagin
Dec 29, 2011

For a regional economy that for nearly two decades prior to 2008 was flourishing thanks primarily to real estate development and sales, the Great Recession – triggered in large part by a burst real estate bubble – posed an immense challenge.

The Watch reported plenty of other news in 2011, but all of it took place under the dark cloud of what was still a rough economy, profoundly affecting lives and livelihoods across the region.

But now, as 2011 draws to a close, there is evidence, some of it admittedly still tentative – but including one of the highest priced single properties to go under contract in Mountain Village in years as this issue of The Watch goes to press – that the Telluride real estate market could be ready to spark a broader recovery, or at least the start of one.
